What is Asbestos?

Asbestos is a naturally occurring mineral once widely used in construction and industrial materials due to its strength, durability, and resistance to heat and fire. Bonded (Non-Friable) Asbestos

Bonded asbestos refers to materials where asbestos fibres are firmly bound within a solid matrix such as cement or resin. These materials are generally stable under normal conditions but may become hazardous if damaged, weathered, drilled, cut, or disturbed.

Common examples include:

While bonded asbestos presents a lower risk than friable asbestos, it must still be properly managed, monitored, and handled in accordance with regulatory requirements.

Friable Asbestos

Friable asbestos refers to materials that can be easily crumbled by hand pressure, making fibre release more likely. These materials typically pose a higher health risk and require strict containment, specialised removal, and licensed handling.

Common examples include:

  • Sprayed-on insulation and fireproofing

  • Loose asbestos insulation

  • Deteriorated or weathered ACM

Management of friable asbestos requires careful planning, specialised removal procedures, and independent clearance verification to ensure safe conditions.

Asbestos in Soil and Contaminated Sites

Asbestos can be present in soil due to historical demolition, fill material, waste disposal, or degradation of asbestos-containing products. Disturbance of asbestos-contaminated soil during excavation, construction, or landscaping can release airborne fibres and pose exposure risks.
