Frequently Asked Questions (FAQ) – Asbestos & Hazardous Materials Surveys

Q: Do I need an asbestos register for my property?

You are legally required to have an asbestos register if:

  • Your building was constructed before 31 December 2003, and

  • It is used as a workplace (e.g. commercial, industrial, or government property)

This is required under the NSW Work Health and Safety Regulation 2017. The register must be accessible to workers, contractors, and tradespeople and kept up to date.

Q: What is included in an asbestos register?

A compliant asbestos register includes:

  • The location, type, and condition of all identified or assumed asbestos-containing materials (ACMs)

  • Photographs

  • Risk ratings and recommended actions (e.g. removal, encapsulation, monitoring)

  • Records of any testing or analysis conducted

  • Optionally, an Asbestos Management Plan (AMP)

It must be reviewed every 5 years or sooner if the condition of ACMs changes.

Q: What is a hazardous materials (HAZMAT) survey?

A HAZMAT survey identifies hazardous building materials beyond asbestos. This can include:

Q: What’s the difference between a management survey and a demolition survey?

  • A management survey is non-intrusive and used to identify asbestos for WHS compliance during normal occupancy and maintenance.

  • A refurbishment or demolition survey is intrusive, targeting areas that will be disturbed during works and is mandatory before any structural renovation or demolition.

Q: Who can conduct an asbestos or HAZMAT survey in NSW?
