However, a property not appearing on a contaminated land register does not necessarily mean contamination is absent.

When Is a Contaminated Land Investigation Required?

A Preliminary Site Investigation (PSI) is often the first step. A PSI can establish:

  • The site's historical use

  • Potential contamination sources

  • Areas of Environmental Concern

  • Contaminants of Potential Concern

  • Potential exposure pathways

  • Whether further investigation is warranted

Where a PSI identifies potential contamination or significant data gaps, a Detailed Site Investigation (DSI) may then be required.

A DSI generally involves targeted or systematic sampling and laboratory analysis to characterise the nature and extent of potential contamination.
